This incredible modernist flat is located in Girona street, in the heart of the Eixample Derecho. This area is known as “Quadrat d’Or”, translated as the Golden Square, where the most important buildings of Catalan modernism are concentrated. This property is located very close to Plaza Mossèn Jacint Verdaguer, next to Avinguda Diagonal and bordering Vila de Gràcia. The property is surrounded by all kinds of services and very well communicated with the rest of the city by public transport. It is also 5 minutes away from the famous Passeig de Gràcia and Passeig de Sant Joan.
The flat is located in an early 20th century building completely restored, on the first floor (second real) with lift. The owners have carefully restored all the original elements: high windows with shutters and shutters, double doors, very high ceilings (3’60 m) and ceilings with stucco mouldings and beautiful rose windows. The floor of the entire flat, except for the bathrooms and the kitchen, is covered with oak parquet.
The flat has a living surface of 160m2 and is distributed in a large living room (dining-living room) with two windows and access to a balcony-terrace (9 m2) overlooking the garden, located in the courtyard (here there is always sunshine and absolute silence). Sitting on the terrace surrounded by palm trees, cypresses, ficus, bougainvillea and jasmine and listening to the birds singing, all this in the very centre of the city, is a real privilege.
Adjacent to the living room is the library/office. On the same side of the flat are also the kitchen and the pantry. The entrance hall is spacious and has built-in wardrobes. The flat has two bathrooms (one with bathtub and one with shower, both with hygienic showers).
On the side facing Calle Girona (exterior) there are two double bedrooms with balcony (overlooking the street), and a single bedroom (currently used as a dressing room) with window onto the patio.
The flat has retained all the charm of the past, but at the same time has all the elements for modern comfort. The last renovation was completed a year and a half ago. It is sold with furniture and built-in kitchen and bathroom appliances. If the new owner wishes, it is possible to discuss the option of keeping some of the furniture and fittings (for an additional price). It is equipped with natural gas heating, air conditioning in every room (hot and cold) and alarm.
The area of Eixample
Eixample, meaning “extention” or “expansion” in catalan, is a central neighborhood of Barcelona. The Dreta del Eixample (“Ensanche derecho” in Spanish), as its name indicates, is the right side of the Eixample district. It is one of the most requested areas to live in. Indeed, it has all the amenities you can think of and the facilities to get to wherever you want. From here, you can choose to either walk, or access by public transport any point of the city in almost no time.
Actually, choosing the Dreta de l’Eixample as a place to live is a great option with many advantages. In fact, there are many historical properties. With typical high ceilings, spectacular entrances with modernist features and beautiful finishes that reflect the wealth of the bourgeois class. Here upper-middle-class Catalans reside and enjoy a good standard of living in spacious homes. Besides, they are closed to high-end bars and restaurants.
